Pre-Book Terms and Conditions
These Pre-Book Terms and Conditions form the basis of the contract between you and Browntree Properties Ltd and contain important information. Please read them carefully and retain a copy for your records. By making a pre-booking for parking (and/or any related services where offered), you agree to be bound by these Pre-Book Terms and Conditions, including the matters for which we do not accept responsibility.

1. Application of these Pre-Book Terms and Conditions
(a) These Pre-Book Terms and Conditions apply to all bookings for parking (and any related services where offered) made:
(i) through https://browntreeproperties.com/ (including any booking pages operated by us); and/or
(ii) through our authorised corporate partners and affiliates (where applicable); and/or
(iii) through any other booking channel expressly made available by us from time to time.
(b) The Car Park Terms and Conditions for your Nominated Car Park form part of (and are incorporated into) these Pre-Book Terms and Conditions. Car Park Terms and Conditions are displayed at the relevant Car Park and are available on our website.
2. Definitions
In these Pre-Book Terms and Conditions:
“Browntree”, “we”, “us” and “our” means Browntree Properties Ltd (Company Registration No. 04412792).
“you”, “your” and “customer” means the person who enters into a contract with us for the pre-booking of parking and/or related services.
“Barcode / QR Code” means a QR code or booking credential (where issued) used to identify your Booking.
“Booking” means your pre-booking for parking and/or related services at a Car Park made through our website (or any other channel expressly offered by us).
“Booking Period” means the date(s) and time(s) specified in your Booking.
“Booking Reference” means the unique reference number we issue for your Booking.
“Car Park” means a parking facility owned, managed or operated by us (or by a third party on whose behalf we provide booking services) and used for the parking of vehicles.
“Car Park Terms and Conditions” means the terms and conditions relating to the use of the relevant Car Park, displayed at the Car Park and available on our website, which form part of these Pre-Book Terms and Conditions.
“Data Protection Laws” means applicable laws relating to the processing, privacy and use of personal data including the Data Protection Act 2018 and UK GDPR.
“Nominated Car Park” means the Car Park specified in your Booking.
“Order” means your order to purchase parking and/or related services submitted by you.
“Vehicle” means any vehicle entering the Nominated Car Park, including its equipment and accessories and anything left in or on it.
3. Information about us
Browntree Properties Ltd is registered in England and Wales under Company Registration No. 04412792. Registered office: Legrams Commercial Centre, Legrams Lane, Bradford, West Yorkshire, BD7 1NH, England, United Kingdom.
In certain Car Parks, we may act as agent on behalf of the landowner or operator. This will not affect your rights or obligations under these Pre-Book Terms and Conditions.
4. How the contract is formed
(a) Online: When you place an Order online you are making an offer to purchase parking and/or related services. Your Order is accepted and the contract is formed only when we confirm your Booking (typically via an on-screen confirmation and/or email confirmation).
(b) Other channels (if offered): Where we accept bookings through another channel, the contract is formed when we take payment and confirm your Booking.
5. Payment methods and receipts
Payment for pre-book parking is made by online payment (using the payment methods made available during the booking process). Your Booking confirmation acts as your receipt.
6. Your Booking
(a) When you book parking you will be given a Booking Reference. Subject to these Terms, this confirms a booking for the Booking Period at the Nominated Car Park.
(b) Your Booking is non-transferable, including between different people or different Car Parks.
(c) Your Booking is valid only for the Booking Period, price, and Nominated Car Park stated in the Booking confirmation. Please check your Booking details carefully before payment. We may not be able to rectify errors and amendments may be treated as a new Booking and/or incur charges.
(d) When you enter and exit the Nominated Car Park, you must follow the instructions in your Booking confirmation and any on-site signage.
(e) Access / validation methods: Depending on the Car Park, access may be managed by one or more of the following methods (as notified in your Booking confirmation):
entry/exit using a QR code or Booking Reference;
entry/exit using a ticket issued on arrival (to be retained and used on exit);
any other method specified in your Booking confirmation or on-site instructions.
(f) If you are issued a ticket on entry, retain it safely as it may be required to exit.
(g) Unless your Booking confirmation states otherwise, a Booking permits one entry and one exit only. Multiple entry/exit use during the Booking Period is not permitted.
(h) If your actual entry/exit time differs from the Booking Period and results in additional parking time, you may be liable for an additional charge in accordance with the Car Park Terms and Conditions and/or tariffs applicable at that Car Park. Any additional charges must be paid before the Vehicle is permitted to leave.
(i) If you experience difficulty exiting the Car Park, follow on-site instructions and contact us using the details above as soon as possible.
7. Nominated Car Park not available
(a) If we are prevented from or delayed in operating the Car Park (or providing access) due to circumstances beyond our reasonable control (including but not limited to severe weather, fire, flood, civil disturbance, industrial action, or government action), we may:
(i) cancel your Booking; or
(ii) offer parking at an alternative Car Park (where available).
If you do not wish to accept an alternative, you may cancel in line with Section 8 and (where applicable) receive a refund in accordance with these Terms.
(b) If the Car Park is unavailable for operational reasons (e.g., safety, urgent maintenance, emergency closure), we may also cancel your Booking or offer an alternative.
8. Cancellation and refund policy
(a) Cancellation by you: You may cancel your Booking in accordance with the cancellation options described during the booking process and/or by contacting us. Unless your Booking is stated to be Non-Flexible, cancellations made more than 48 hours before the entry date/time specified in your Booking will be eligible for a refund (subject to any stated cancellation charge).
No refund will be given for cancellations made 48 hours or less before the entry date/time.
(b) Amendments: If amendments are permitted for your Booking, you may amend more than 48 hours before the entry date/time and any refund due will be processed (subject to any amendment charge). Amendments within 48 hours may not be permitted and/or may incur additional charges.
(c) Non-Flexible Bookings: Where your Booking is stated to be Non-Flexible, Sections 8(a) and 8(b) do not apply (or apply only as stated in the Booking confirmation).
(d) Cancellation by us for breach/misuse: We may cancel your Booking if you breach these Terms or misuse your Booking (e.g., transferring it to another person or attempting to use it outside the Booking Period). In such cases refunds may be refused to the extent permitted by law.
(e) Refunds where we cancel / Car Park unavailable: If we cancel your Booking because the Car Park is unavailable (including under Section 7), we will refund the amount paid for the Booking, unless cancellation results from your breach/misuse.
(f) Refund procedure: Refunds will be made only where you can provide the Booking Reference and will be processed back to the original payment method used. We do not issue refunds by cheque.
(g) Failure to follow procedures: If you do not follow the cancellation/amendment process, we may be unable to provide a retrospective refund after the entry date/time.
(h) No other rights to refund: Except as stated in these Terms or required by law, no refunds are available.
9. Premium pre-book (if offered)
We may offer premium pre-book products at certain sites or periods of high demand. If offered, details (including any benefits and restrictions) will be explained during the booking process and form part of your Booking.
10. Parking related services (if offered)
If you book a related service (e.g., car wash or other on-site services where available), additional terms may apply and will be provided at the time of booking and form part of these Pre-Book Terms.
11. Your legal rights
Nothing in these Pre-Book Terms and Conditions affects your statutory rights.
12. Data protection
We will store, process and use your personal data in accordance with Data Protection Laws. Where CCTV operates at a site, signage will be displayed. For queries relating to your data, contact Parking@BrowntreeProperties.com.
13. Entire agreement (business customers only)
This section will not apply if you are contracting as a consumer. For business customers, these Pre-Book Terms and Conditions (and any document expressly referred to in them) constitute the entire agreement between us.
14. Variation of these Pre-Book Terms
We may amend these Pre-Book Terms and/or withdraw the right to pre-book in future. Updated terms will be published on our website. Nothing said or done by our staff varies these terms unless confirmed by us in writing.
15. Waiver
If we do not enforce any right immediately, that does not mean we waive that right.
16. Severance
If any provision is found invalid or unenforceable, the remaining provisions will remain in full force.
17. Communications
You agree to electronic communications (including booking confirmations and notices) where you provide an email address. Any notices you must give us must be in writing and sent to our registered office address or by email to Parking@BrowntreeProperties.com.
18. Transfer of rights and obligations
You may not transfer your contract without our prior written consent. We may transfer our rights and obligations under these Terms.
No third party has rights to enforce these Terms.
19. Governing law and jurisdiction
These Pre-Book Terms and Conditions are governed by English law. Consumers may bring proceedings in the courts of their domicile where applicable. Otherwise, proceedings shall be brought in the courts of England, to the fullest extent permitted by law.
